Development & Construction Manager

Job Description: Position Summary:  Prologis is seeking a Construction Manager in our New Jersey office.  This position reports to VP, Construction & Development Manager at our New Jersey office with supplemental reporting to the local Investment Officer and also to the Market Officers in the East Region.  This position will play a key role in managing large industrial / warehouse developments as well as managing tenant and capital improvement projects.  This manager must work well with other team members and understand the customer oriented culture at Prologis. Position Responsibilities:  Plan internal and external resources as required to coordinate and monitor the construction process in projects that are assigned, including: Hire and manage design professionals, consultants, contractors, and vendors. Develop schedules and provide conceptual and pre-construction estimating for all aspects of construction related projects. Obtain competitive bids on Tenant and Capital Improvement projects and provide bid analysis for presentation to the Market Officer and Customer. Manage the procurement of permits and all necessary governmental approvals for all assigned projects. Establish, plan, and run regularly scheduled project meetings to communicate the company's expectations and oversee the timely completion of milestones set forth in each project. Provide detailed cost tracking for both hard and soft costs for each project. Perform regular construction site inspections for active projects to monitor   progress, quality and standard of care relative to Prologis and Customer expectations. Lead the Project Team in closing out Tenant and Capital Improvement Projects. This position will assist in managing the entitlement, design and construction of large industrial / warehouse facilities (both speculative and build-to-suit). Assist local Investment Officer and the local Market Officers evaluating tenant improvement and capital improvement projects, potential development opportunities, and evaluating buildings for acquisition and disposition. Provide input for improving the process and specifications for Tenant Improvement Projects relative to Prologis standards. Assist in responding to Leasing and Development RFP's by developing site plans and floor plans, specifications, construction budgets, and schedules. Develop, tender and manage bid packages for a variety of project sizes ranging from $50,000 to $10,000,000 in cost. Assist and manage any legal issues to ensure that the proper Agreements are executed for each company performing services or construction on each development. Monitor trends in the local construction market including pricing and availability of materials and labor. Research design, and construction alternatives and value engineering opportunities that will enhance Prologis' developments without compromising functionality or life cycle costs. Work within established project management and accounting processes and procedures all the while seeking innovation for upgrading Prologis' process & quality of buildings. Interface and develop working relationships with various public agencies. Understand & convey the inherent risks associated with a particular project. Essential Skills & Experience:  Minimum degree of a Bachelors of Science in Construction Management, Architecture, Engineering (Civil or Structural) or related field. 4-6 years of experience working in the field of Construction Management is required for this position.  Project management experience with an owner, third-party property manager or a commercial General Contractor preferred. The ideal candidate will have experience in Construction, Development, Land Entitlement, and Tenant Improvement work. Be self-motivated and have the ability to multi-task and prioritize with minimal direction. Maintain computer proficiency: Excel, Word, Outlook, PowerPoint, MS Project, Google Earth, ACAD viewer, Adobe Acrobat, and Bluebeam. Display excellent written and verbal communication skills. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
